†Who is responsible for the ACH fees?
This depends on the service plan selected by the landlord. On the Pay-As-You-Go plan, the $5 ACH fee will be paid by the landlord. On the Do-It-Yourself plan, the $2 ACH fee can be paid by either the landlord or passed through to the tenant. There are no ACH fees on the Go-Like-A-Pro plan.
All tenant fees are disclosed in the PayRent invitation email and again at checkout before payment is submitted. ACH fees paid by the landlord are deducted from the payment amount at the time of deposit.
Who is responsible for the credit card fees?
Tenants who pay their rent with a debit or credit card are always responsible for the 3.5% + 2.95 processing fee.
Can my tenant pay with a debit card?
Yes, if you choose to accept credit card payments. Because online debit card transactions are pin-less, they are processed as credit card transactions and charged the 3.5% +.30 fee. We recommend paying rent with a bank account.
Will I be billed for vacant units?
No. You will only be billed for occupied units with an active PayRent renter account.
Can I change my service plan?
Yes. You can upgrade or downgrade your service plan at any time from within the landlord dashboard. There are no contracts.
When are service plans billed?
You will be billed every 30 days for the units occupied during the previous 30-day period. If you change your plan, your billed amount will be prorated.
What are payment controls?
Payment controls allow the landlord to block credit card payments to minimize the risk of chargebacks and to block partial payments or all payments to keep an eviction process on track.
What information will my tenant need to provide to report rent payments to the credit bureaus?
Each tenant will need to opt into credit reporting. They will need to provide their birth date and social security number.
When is rent reported to the credit bureaus?
Payments are reported to the bureaus on the last calendar day of each month. Payments made within five days of the specified due date are considered on-time payments.
Can tenants stop rent reporting at any time?
Once a tenant has opted into credit reporting, they must contact customer support to be removed. It’s not possible to start and stop reporting intermittently.
